Bridge & Hard Money FAQ
What is a bridge loan, and how is it different from hard money?
Both are short-term loans secured by real estate and underwritten primarily on the property rather than personal income. "Bridge" usually describes the purpose — covering the gap between buying, repositioning or selling and the long-term financing that follows — while "hard money" describes the source: private or specialty lenders that price for speed and flexibility. In practice the terms overlap; what matters is the exit. Terms vary by program and are subject to credit and underwriting approval.
What can a bridge or hard money loan be used for?
Common uses are acquiring a property quickly before long-term financing is arranged, buying land or a lot ahead of construction, pulling cash out of a property you own to fund another project, and purchase-plus-rehab (fix & flip). The loan must be for a business or investment purpose — not an owner-occupied primary residence. Eligibility and structure vary by program and are subject to qualification.
How is a bridge or hard money loan sized and priced?
Lenders size these loans against the property's value (and, for rehab projects, its expected completed value) and set pricing based on the asset, the plan, your experience and the exit. Because they are short-term and asset-based, they generally cost more than long-term financing — you are paying for speed and flexibility. We quote each scenario individually; leverage and pricing vary by program and are subject to qualification.
What exit do I need for a bridge loan?
A clear, credible exit is the core of bridge underwriting: a sale, a refinance into long-term financing such as a DSCR rental loan or a commercial loan, or a construction loan that takes out a land loan. We map the exit with you before closing and can arrange the take-out through the same team so there is no gap at maturity.
How fast can a fix and flip or bridge loan close?
Fix & flip and bridge programs are built for faster closings than conventional loans, and quick timelines are possible for clean files with prompt document turnaround and a cooperative title and appraisal process. We can't guarantee a specific number of days because timing depends on the lender, the property, and how fast information comes together. Tell us your deadline up front and we'll be straight about what's realistic — start at eliofunding.com/qualify or call (602) 628-1231.
Can I use a bridge loan to buy land and then get a construction loan?
Often, yes. A land or lot bridge loan can secure the site while plans and permits are finalized, and a ground-up construction loan then refinances the land loan and funds the build. Some programs combine land and construction in a single close instead. Which path fits depends on your timeline, permit status and experience, and is subject to qualification.
